Finding those perfect Christmas gift ideas can be challenging. You want the gift to say I am thinking of you, I know what you like (this is not a generic re-gift) and you want the gift to impress, if only just a little bit. Yet, when it comes to buying gifts for our parents, it can be challenging.

Most parents seem to have everything they want. Most parents also have enough money to buy what they want. Where does that leave us in the shopping department? Sometimes, it leaves us at a lost. But if we really think about those gifts before we go shopping, we can come up with some really interesting presents that parents are sure to love. Here are a few examples to get you started.

Hobbies: Does mom like to sew? Does dad like to fish or hunt? You may think they have all the tools for their favorite hobbies. But think, again. New equipment and new stuff are always coming onto the market. Buy dad that new lure and reel? Buy mom some new patterns or even a newer, fancier sewing machine with all the extras. Do not settle on buying more of the hobby products you know they all ready have.

Food and other treats: Parents are like everyone else, they love to eat and they have their favorite treats. Why not check out the many gift baskets available both in stores and online (that can be delivered right to your door or your parents' door)? You can buy these food gift baskets that contain many fine luxury items such as: dark chocolates, fine wines, gourmet cheeses and crackers. Plus, you add tempting breads, nuts, muffins, cookies and cakes to those baskets. Be sure the basket itself is nice. Mom may want to reuse it for decorating or storage purchases.

Useful services: Does dad hate to mow? Is mom tired of washing those windows? You could hire a service to come in and do those chores for mom and dad. They can be assigned to come as often as you can afford or as often as mom and dad prefers. Imagine the burden it will lift off all their shoulders to see the work being done, without them having to do it?

Mini-vacations or trips to the day spa: Would dad enjoy a mini vacation, near a golf course? Would mom like a mini vacation in a day spa? With a little bit of searching, you are sure to find both entertaining and relaxing treats for both of them. Imagine their pleasure of getting away and doing something that makes them happy. Do not worry about not having anything to wrap in a pretty box. You can always wrap the reservation tickets.

Remember when it comes to buying Christmas gifts for your parents, actually think about your parents and what they would like, not what they need or what is expected. If you do that, then the ideas should start flowing.

By: Jeffrey Meier

About the Author:

Did the quickly approaching Christmas season sneak up on you? Have you just learned that you should have been saving for Christmas gifts year round? Did you simply forget to budget for Christmas gifts this year?

If you're feeling torn this year because you want to stay out of debt while still giving your loved ones gifts they'll like, don't worry. Here some fantastic creative Christmas gift ideas for you:

Compile a themed gift box. For example, if you know a family who enjoys watching movies together, get them a movie or 2 (or a rental gift card), bags of popcorn, favorite candy bars or a homemade dessert, and some little things related to the movie. It will be something they can enjoy together-and maybe even invite you to join! Frame artwork and memories. If you have youngsters in your family, get some of their artwork and nicely frame it for the adults. They'll get excited about seeing their creations on display, and the artwork will be a nice reminder of them when they're not around. Host a dinner party and provide your guests the recipes in a festive booklet. You could also incorporate a white-elephant gift exchange with a price limit per gift into the evening. Everyone will have a great time and remember it for years to come. Offer to run errands for an elderly relative, neighbor or friend. This will mean more to this person than you know, especially for the elderly. Better yet, ask them if you can pick up any Christmas gifts on their behalf. They would love to have someone brave the busy mall for them. Give free babysitting. Know a couple or a single parent who could use an extra hand with the kids during the holidays? Offer to keep the kids one evening and let the parents get some shopping done or have a date night. Bake some tasty treats. If you know someone who's expecting a lot of company or is feeling overwhelmed, offer to help out by baking a few things. This will save the person so much time and will allow them to focus on other things to get ready for company. Homemade food is always a hit! Visit a shut-in, hospital patient or nursing home resident. Many times these individuals are over-looked during the holiday rush. Bake some cookies, frame some pictures, or write some notes to give when you drop by for a visit with some of your family or friends. Help a local school teacher with a special Christmas event for their class. Teachers are overwhelmed this time of year and having an extra adult around to help out would ease some of the stress for them. Give to a charity. If the adults in your family can agree, choose a charity to which your entire family will give money and/or time. Rather than giving gifts to each other, you'll be touching the lives of people who are truly in need while spending time with your loved ones at the same time. It's a win-win situation!

Creative Christmas gifts don't have to leave you looking like a cheapo. Remember, it's the thought and effort that really count. Think of your skills and how you can incorporate them into gifts others will enjoy. Why not take a little extra time to think about your family and friends and give them something that will inspire and enrich their lives for years to come.

By: Dave Ramsey

About the Author:

Home Staging a Must-Have Marketing Tool for Real Estate Agents

I receive countless emails from real estate agents asking if they should recommend a Home Stager to their clients. In my opinion, real estate agents are hesitant to utilize the services of, professional home stagers for three key reasons:

1. They do not fully understand what a stager really does.
2. They feel that they provide adequate advice to their clients regarding improvements needed for the home to sell.
3. They are afraid that by recommending a Home Stager they will be expected to pay for the services.

A professional Home Stager will look at your client's home through the eyes of a highly critical buyer and make recommendations that will create the best first impression for potential buyers. Their services allow a home to stand out from the crowd and that benefits both the seller and real estate agent. It is a clear win-win situation.

If your listings show well it reflects well on your professionalism and helps your clients sell more quickly and for a higher dollar.

Let's be frank. It is your name on the sign that is on the front lawn, and people driving by notice whether your listings say "SOLD" or whether they sit for a long period of time. It's your reputation on the line. Wouldn't it be nice to be known in your market for always having listings that show well? Other agents will more likely show your listings over others, and clients looking for a listing agent will seek to be listed with you.

Turning your listings more quickly results in less hassle and higher profits for you.

I am sure you know what it's like to be stuck with a weak listing. Your clients call you daily wondering why it hasn't sold, when you'll be running another ad or when your next open house is scheduled.

You know the issue isn't how many ads you run but how bad the house shows. If you have run out of ideas of changes to make, or you simply do not want to discuss other options that you feel might upset your clients, you can have a Home Stager address issues you may not feel comfortable discussing with your clients. This is a huge drain on your time, energy and pocket book!

Home Stagers, or real estate stagers as we're also called, tackle sensitive topics like odor problems, ugly decor, etc. in a diplomatic way. And if the husband and wife can't agree on anything, wouldn't you rather we got in the middle than you? After all, you don't want to jeopardize your listing by taking sides. Home Stagers broach these subjects and consult with your client, and you get a better listing without having to face an uncomfortable conversation with your client.

Home Stagers free your time to focus on what you do best.

Yes you might offer decluttering or repair suggestions, but do you go into the same level of detail that a stager would? And more importantly should that be how you're spending your time when your real money is made getting and turning your listings?

We take over the worry of getting a home showing-ready and on time for your photography and agent open house. Imagine how nice it would be to show up for your open house knowing that all you have to do is open the door and everything else will be perfect!

But who pays for it?

Some agents will pay for a home staging consultation as part of the service they offer homeowners when they get a new listing. However, I don't think homeowners or Home Stagers should necessarily expect real estate agents to pick up the tab for a home staging consultation.

Just because you recommend home staging does not mean you have to pay for it; in the same way you wouldn't be expected to pay for a real estate lawyer or home inspector recommended to a client.

Homeowners who pay for the initial consultation themselves are more receptive to what the Home Stager recommends, unlike homeowners who only have us there because their agent is paying. Often when I do a consultation for homeowners whose agent is paying for my services, they continuously look at their watch hoping I don't go over my time because they have no interest in investing any of their own money in the process. These homeowners are less likely to act on many of my recommendations because they're just "playing along." For them it's free advice so they don't necessarily value it.

Home staging makes a huge difference in the presentation of a home. And for agents this translates into homes that sell more quickly and for higher amounts. It's only common sense that more buyers will be attracted to a fabulously presented home and be more willing to pay more for it.

By: Debra Gould

About the Author:

However, if you find yourself buried in confusion on every Christmas as to what would be the appropriate gift, then fret not, as there is no end to what you can choose for a gift on Christmas. Your gift should only convey your love and thoughtfulness and you shall be sorted.

Though traditionally, the gifts that are given on this holy festival are chocolates, cakes, cookies and even flowers baskets, today new and innovative gifts are finding their way into our houses and even our hearts.

If however, you do want to stick to the more conventional gifts then you can choose from a wide range of Christmas Holy Bells in attractive decoration, Christmas candles in beautiful red and green, small idols of Santa, divine message frames, framed posters of Mother Mary and even the Holy Cross Pendant which not only comes in regular metals but also in stones like amethyst etc.

If you have already gifted all of these through the past years, then you can look at fresher options. For women, you can pick up literally anything. Apparels, jewelry, accessories like purses, bags etc, and home decor items like vases, lampshades, or paintings - anything that would be a useful addition to them can be picked up. You can also think of selecting from a range of kitchen appliances or crockery also.

If you are still not sure that any of these things would fit the bill then play it safe and pick up something from a large number of combo offers available. You can get a combo gift pack of chocolates, flowers and a small diary; flowers, chocolates and candles or even flowers, wine bottle and wine glasses put in attractive baskets. If it is a younger girl that you are selecting a gift for, then you can also choose from a range of cosmetics, stuffed toys and candles available.

If it is for men that you're looking for a gift, then you have the options of a range of perfumes, apparels, accessories like wallets or belts, pen sets and other office accessories like personalized calendars, and diaries etc. Books of a subject of his interest can also be a good idea. Lastly, do not forget that chocolates are not just a gift restricted for women. Some men also equally love them and would be delighted to have a box of them!

Apart from person specific gifts, combo gift pack are the ideal ones for the whole family. It is the best to give a gift basket full of different goodies that can be enjoyed by all if you want to give a gift to the whole family. You can make your own assortment of things that you think would be the most appropriate like chocolates, cakes, cookies, flowers and a bottle of Champagne. You can take a combination of any of these and add a person touch by putting in small items for each member of the family. You would not only delight everybody but would also be remembered for your thoughtfulness!

By: Pooja Lapasia

About the Author:

Are you having a hard time picking out the perfect Christmas gift for someone? Finding a unique gift that suits a person isn't always easy, but if you pay attention, you can easily pick up on clues that will give you some great ideas.

The easiest way to find out what someone would like for a holiday gift is just to talk to them. You don't have to ask them straight out what they would like for Christmas, just pay attention when having a conversation with people. Find out what interests them, what their hobbies are, what their lifestyle is like, etc. If you're at lunch with a friend or colleague and they happen to mention something they'd like or need, jot it down on a napkin and put it in your "Christmas gift ideas" file at home!

If you do this all throughout the year, you should have quite a selection of ideas to choose from come the holidays. Shopping will become a much more enjoyable experience. Rather than racking your brain for ideas at the last minute while you're frantically running around the mall searching for a unique gift, you'll have a whole bunch of ideas for everyone on your list. You can even get your shopping done early!

They say "it's the thought that counts" and that's true. If you want your Christmas gift to be one that is truly cherished because of all the thought that was put into it, then remember to pay attention all through the year. Your friends and colleagues will be touched and thrilled with their unique Christmas gift that is actually something they want or need!

By: Abby Wilshire

About the Author:

It has to be said that men and shopping do not often go together. And while shopping during the year may be bad enough Christmas shopping for their wife will fill most men with dread. No matter how much you love your wife the thought of purchasing a Christmas gift is probably a daunting task. If you have no idea where to start to buy the perfect Christmas gift for your wife then read on for some helpful hints.

I bet your wife does all the present buying throughout the year, for sister's and nephew's, birthdays and anniversaries. So you can be forgiven for not having much practice in the art of gift buying. Here are some ideas for gifts I'm sure your wife will love.

Idea 1 - A scrapbook

I bet you have any number of photos lying around the house, from holidays and special occasions. has your wife ever lamented that she would love to have time to organise the family photos? If so then this gift is for you. If you are artistic then head down to the local craft store and buy up some scrapbooking supplies. You can then make a gift your wife will treasure. If that idea is too scary then you can hire a scrapbooking consultant who will do all the hard work for you; all you have to do is gather up the photos and discuss what type of book you are looking for and your wife's preferences. With this information the consultant will be able to create a lovely scrapbook.

Idea 2 - A spa gift certificate

If you find Christmas shopping for your wife difficult then a spa gift certificate may be the perfect option. Most women enjoy being pampered and love receiving treatments like pedicures, manicures, facials and massages. You can buy a certificate for your local spa or choose an experience certificate from a company like Virgin. You can usually choose a specific treatment or really treat her by purchasing a spa day where she will be pampered to her heart's content. You can make this gift even more special by buying an additional certificate for your daughter or your wife's friend - or why not go yourself? My husband and I visited a spa last year on vacation and he loved it as much as I did.

Idea 3 - A maid service

If your wife is anything like me then hiring a maid to do the housework for a period of time would be a perfect gift. It's more difficult than you think to work full time and keep the house ship shape. Giving a maid service as a gift doesn't imply that you think she is not keeping the house clean enough, it will just show her how much you appreciate the hard work your wife does and that you'd like to make her life easier. If you are worried that you wife may be insulted by such a gift then make up some homemade coupons for items such as cooking dinner or cleaning the bathroom. Then your wife can cash in these coupons and have you do the chores for a change!

By: Clare Swindlehurst

About the Author:

Christmas is less than two months away. Have you done your Christmas shopping yet? If you want to avoid the hassles that every late shopper experience, then you'd better sit down and get your shopping list ready.

But wait, how do you even get started on a Christmas shopping list? Now's the time to pull your thoughts together to think of Christmas ideas for gifts. It's not as hard many people think it is. In fact, coming up with Christmas gift ideas is so much fun!

Now, let's get started with the christmas ideas for gifts, shall we?

Gadgets

You can never go wrong with the latest gadget as a Christmas gift. Alas, most people think "expensive" when they hear the word "gadget". Oh, not at all! Gadgets come in all sorts of types, function and price range. Gadgets are not just computer stuff, mobile phones and the like. Nifty gadgets can also be little things that are fun, functional and amazing.

Collectibles

If you know someone who loves collecting all sorts of items - miniature cars, mugs , items with rainbows on them, unique shirts, then you really should consider their hobbies or the trinkets they like to collect. I am sure adding an item into their collection will definitely make their Christmas more special. Your gift can even be the best and most thoughtful one they have ever received.

Accessories

So you're looking for a Christmas gift to give to a techie. Have no fear. You don't have to give him the latest phone or mp3 player. If you know the gadgets he already has, then why not give it an "add-on"? You can find a lot of accessories for different gadgets. Mobile phones are now decorated with trinkets, or shielded by decorative screen protectors. Mp3 players now have different cases made of leather and other materials. There are so many different ways to accessorize gadgets. So give your friend something to "funk up" their phones, mp3 players, PDAs and portable gaming consoles.

The best Christmas ideas for gifts always come from the heart. When you really care about the people to whom you will be giving gifts, I am sure you will first and foremost consider their hobbies, interests and style. Once you've got what makes them tick, then you will surely be able to think of the best Christmas ideas and pick the perfect Christmas gifts.

By: Xenia Maria Solano

About the Author:

Every Realtor KNOWS that a home should be shown in its best light to help sell it faster and for more money! We also know that, properly done, it Is a lot more than putting fragrant pies, breads or cookies in the oven, opening the drapes and turning on all the lights; although even that helps greatly.

Setting the stage to obtain the highest value, fastest, for a home has recently evolved into a real estate specialty that can pay of grandly for the seller and help the buyer overcome the immense emotional strain of making a decision on which, of many similar properties, to purchase. For a few hundred or a few thousand dollars; a seller can increase the speed greatly and add several percentage points to the sales price, simultaneously!

For the buyer, purchasing a home is a daunting emotional progression. First the buyer determines price range, then probably a list of must haves, should haves, and hopefully included – features, advantages, benefits and of course possible locations. However, when they preview a home that really knocks their socks off aesthetically, that list and the priorities can be instantly and dramatically reorganized in their minds! I call it the WOW factor! Few homes have it, those that do – sell for greatly more money and much faster.

The greatest difficulty for any seller, me included, is that we tend to romanticize our own homes – seeing the great parts of our own home and being oblivious to the mess, shortcomings, clutter, needed repairs and incongruities. We can call it eclectic but to a buyer it’s often just a mess.

In any communication we must enhance, prioritize, observe, and promote more than anything else – what and how the recipient perceives our communication! Our opinion of our communication must be subservient to the opinion of the person or people that we want to convince! We as Realtors and we as sellers must convince the buyer or the home is not sold. This is an often difficult but always required priority in all parts of the marketing, promotion, advertising and sale of a property.

Staging elevates marketing and promotion. A well staged home looks far better in the marketing and advertising pictures, which predisposes a potential buyer to at least take a look. Once the buyer is in the home, the staging of the entire home, every nook and cranny, becomes part of the emotional data base, often subliminally installed, for getting the buyers to purchase the well staged property instead of the others on the market!

Most of us look right on past our usual surroundings, in all parts of life. We notice changes and differences but seldom the sameness. We as Realtors always give advice to our sellers, in hopes of getting them to better prepare, pose and present the home for sale. However, our all-consuming job is not rearranging furniture and moving pictures or putting stuff in storage de-kludging and cleaning out the garage and our advice is not usually fully adhered to. Our hours are best spent marketing, promoting and responding to inquiries on the property. Quality Staging can take hours and days.

Clutter is Killer! There are now accredited Staging Pros who get specialized training to recognize the importances, significances and small changes that put your property in its best and most flattering light. I call it similar to a Lady dressing for a grand ball – best dress, best hairdo, best makeup and best behavior and wonderful poise! All designed to hide any flaws and accentuate all the best!

Staging is an art, a science, a marketing philosophy and an applied promotional and sales tool of excellence and value beyond most other such tools and techniques of selling real estate and homes. There are accredited Staging Professionals that are trained and tested to recognize and handle the small changes and modifications that let your home glow its best in the eyes of potential buyers and the Realtors that may bring them.

Some things are difficult to overcome in today’s market; most difficult to overcome are lower than 9 foot ceilings and limited windows. Another grouping of deal killers are dated colors, dark, cluttered and unfinished looks.

A well staged home in our area can easily bring another 15% above what it will bring without proper staging. Some people can even make money through purchasing an un-Staged home, and while it is under contract, having it professionally and extensively staged – then selling their contract and making as much as 10% net profit… it could be more easily in some cases I’ve worked on.

The series of mental decisions that become a decision to purchase are comprised of a series of first impressions from outside the home to a series of impressions as the prospective purchaser tours the home.

Most importantly, sellers need to know that the first sale is to the Realtors who will bring your prospective buyers to your home and in your home is where the decision to purchase is made.

Copyright 2004; By Jody Hudson, Realtor. http://www.Kate-Jody.com

Entire Staging Article is:

Dozens of Other Articles by Jody:

http://www.kate-jody.com/essays/index.html [http://www.kate-jody.com/essays/index.html%20%0D%0A]

By: Jody Hudson

About the Author:

Unique Christmas gift ideas can be pretty difficult to think up. And with Christmas just around the corner, things can become stressful rather quickly, if you don't have some general ideas on the types of unique Christmas gifts you intend to buy for your family and friends. With all of the work that goes into getting the Christmas decorations up, sending out "Merry Christmas" or "Happy Holidays" cards, calling up friends to arrange Christmas parties and so on, finding unique Christmas gifts can often be a rushed and frantic affair. And although you want to find the best gift idea for the people you love, but when you feel rushed and frantic, sometimes finding those unusual Christmas gifts just doesn't quite happen the way you plan.

But if you use some creativity, it's certainly not too late yet to find great Christmas presents, and if you don't buy all your gifts in advance but you keep your cool, you may even be able to come up with some unique Christmas gifts for all your friends and relatives even at the last minute.

Perhaps you might have someone you need to buy a gift for who is a humanitarian - someone who volunteers at a couple of charities or likes to give donations to assist the homeless or other disadvantaged people around the world. If you do, you could consider a gift of a charitable contribution for one of their favorite charities, - World Vision, Save the Children, or perhaps a local charity. Many generous spirits would love to receive a Christmas gift that will make a difference in the life of people less fortunate than they are.

Personalized items can also be given as unique Christmas gifts. And the good thing here is the wide variety of gifts that can be personalized, from jewelry, to pens, mugs, glassware, even golf ball sets. These types of unique holiday gifts can be adapted for just about anyone, but are particularly suitable for the men in your life.

And for the woman in your life, unique Christmas gift ideas for women are likely to include jewelry of some description, and designer, or one of a kind jewelry will likely go down very well.

You probably have some acquaintances who you feel you should buy a holiday gift for, but don't know them well enough to buy unusual Christmas gifts they'll particularly appreciate. And perhaps a gift that has clearly had a lot of thought put into it could make your acquaintance feel a bit uncomfortable, particularly if he or she has not bought you anything very special, or worse - anything at all. So having a few novelty gift items for acquaintances can really come in handy.

It often makes sense to give a novelty gift item that has something to do with the holidays, as unique Christmas gift ideas. Every year I spend a morning with my family, making homemade Christmas ornaments, and another afternoon making Christmas cookies and other goodies that can be whipped up into Christmas gift baskets - large or small, to suit the particular recipient.

So unique Christmas gift ideas are ones that you've put some thought into, and if possible, unusual Christmas gifts that you'll be fondly thought of for long after Christmas is over.

By: Brigitte Smith

About the Author:

Some of the best Christmas gift ideas are heartfelt gifts from your own kitchen. There are many wonderful ideas for Christmas gifts to make that will delight friends and family alike and are not difficult at all.

Home made gifts from the kitchen appeal to young and old alike. After all, who wouldn't appreciate a tin of your trademark holiday cookies (or soon to be trademark if you start now!), or a box of sweet and crunchy nut brittle?

Here are several Christmas gift ideas that may be inexpensive but look impressive and come from the heart.

You can create a "bake a treat" gift basket with a favorite recipe (or bake a batch of the actual cookies or mini loaf the recipe is for), along with a colorful tea towel, the baking pan or muffin tin required to make the recipe, plus any other necessary utensils, such as measuring cup, stirring spoons, a citrus zester, or a whisk. Wrap it all up in cellophane with a beautiful ribbon and it will look like it came from the best kitchen shop.

Buy a pretty mug or teapot and fill it with your friends favorite homemade candies or special cookies. As with the gift basket, taking care to wrap it beautifully makes it look like it came from a specialty shop.

Homemade truffles are actually quite easy and relatively inexpensive to make. Placed individually in festive paper or foil cups and packed in a pretty gold box with a red bow, they make a very tasty and thoughtful gift, perfect to take to any gathering as a hostess thank you gift. Here is an easy recipe for chocolate truffles, perfect as a hand made gift from the heart.

Chocolate Truffles

6 ounces semisweet chocolate chips
3 tablespoons unsalted butter
3 tablespoons powdered sugar
3 egg yolks
1 tablespoon rum
cocoa

Place the chocolate chips in the top of a double boiler and bring the water to a boil. Reduce the heat to low and cook until the chocolate melts. Add the butter and sugar, stirring until the sugar dissolves. Remove from the heat. Add the yolks, one at a time, beating with an electric mixer after each addition. Stir in the rum. Pour the mixture into a bowl. Cover and let sit for 12-24 hours in a cool dry place. (Do not refrigerate). Shape the mixture into 1 inch balls and roll them in the cocoa. Freeze for 1 hour. Store in an airtight container in the refrigerator.

Makes about 2 dozen.

Many of us visit friends and family during the holiday season and it is always thoughtful to bring along a little something for the hostess. In addition to truffles, consider baking one or more mini loaves of your favorite sweet breads, and presenting them nicely wrapped in cellophane. It makes a much appreciated gift.

You can see that with a little creativity and just a bit of effort you can make your own unique Christmas gifts and show the special people in your life just how much you care.

By: Karen M Ciancio

About the Author:
